We advise and negotiate rent reviews under existing leases, acting for landlords and for tenants. We assess the appropriate rent on the basis the lease requires, advise you on your position, and negotiate the reviewed rent — protecting your interest whether you are seeking to increase or to resist an increase.
We act on lease renewals, particularly renewals of commercial tenancies under the Landlord and Tenant Act 1954. Acting for either party, we advise on the heads of terms and the rent and negotiate the renewal.
Where a tenant wishes to carry out alterations, the lease will usually require the landlord's consent, documented in a licence to alter. We act for landlords, considering the proposed alterations and providing our comments and advice in respect thereof.
